Analysis methodology for the implementation of urban projects in the compact city

Summary

The incursion of the National Institute of Housing and Urban development (INYU) in the development of housing in height for the middle class and the recent increase in the number of real estate projects in height in the city of San Jose creates the need for an analysis of repopulation and regeneration pop-up that you experience the city. With the study of exemplary cases of compact city and the analysis of the models developed in the international context, an analysis of the current legislation governing the design and construction of the projects in height to understand and propose a solution to the common lack of integration into the public space of this type of projects. You also make a contextual analysis to the macro scale and micro, extending with special attention to the scale of transition using the technique multicriteria the current conditions of the city with the axis of compactness as a generator of criteria and under the principles of planning and design concepts of urban space, to assess the conditions of the urban infrastructure and services in the Farm Echandi located between the districts oblates of st joseph of the San Sebastian Cathedral and the property of the INYU and place where it will be implemented theoretically a new housing project in height for the middle class. Finally, taking into account that the urban regeneration of the city arose through urban projects in height, it makes a proposal of Guidelines for Intervention for the Farm Echandi as starting points necessary to implement the concepts of city, compact and functional, with a strategic model that integrates the physical variables existing in the area of interest. The need for this proposal is based on the framework of the urban renewal that runs through San Jose as part of the densification policies and planning of the GAM.
